1. Who we are
HomeSeeker is operated as an independent service that provides real-time housing alerts and AI-powered application tools for people searching for housing in the Netherlands. For questions about your data, contact support@homeseeker.dev.
2. What data we collect and why
- Email address — to create and manage your account, and to send service emails. Legal basis: performance of contract.
- Name — to personalise your experience and AI-generated content. Legal basis: performance of contract.
- Income, employment type, and housing preferences — to calculate your Application Score and generate personalised advice. Legal basis: performance of contract.
- Telegram chat ID — to send you property alerts via Telegram. Legal basis: performance of contract.
- Payment data — processed entirely by Stripe. We do not store card details. Stripe's privacy policy applies to all payment processing.
- IP address and usage data — collected automatically for security and service reliability. Legal basis: legitimate interest.
3. How long we keep your data
- Active subscribers — data is kept for the duration of your subscription.
- Cancelled subscribers — data is deleted within 90 days of cancellation.
- Payment records — kept for 7 years as required by Dutch tax law (Belastingdienst).
4. Who we share your data with
- Stripe — payment processing (USA, under EU Standard Contractual Clauses). Stripe's privacy policy.
- Anthropic — AI response generation. Your property preferences and profile data may be included in prompts sent to Anthropic's API. Anthropic's privacy policy applies.
- Railway and Hetzner — cloud infrastructure providers where your data is stored and processed within the EU or under adequate protection frameworks.
- Telegram — delivers alerts to your Telegram account. Telegram's privacy policy applies.
We do not sell your data to third parties.
5. Your rights under AVG/GDPR
- Right to access — request a copy of your data by emailing support@homeseeker.dev.
- Right to correction — update incorrect data via /filters in Telegram.
- Right to deletion — email support@homeseeker.dev to delete your account and all associated data.
- Right to object — you can object to processing based on legitimate interest.
- Right to lodge a complaint — Autoriteit Persoonsgegevens (autoriteitpersoonsgegevens.nl).
6. Cookies
HomeSeeker does not use tracking cookies or third-party analytics. No cookie consent banner is required.
7. Data security
Your data is stored on encrypted infrastructure. We use HTTPS for all data transmission. Sensitive data such as income and profile details is not shared beyond what is necessary to provide the service.
8. Changes to this policy
We will notify active subscribers of material changes to this policy via Telegram or email.
